How to Find a Bargain House

Number one question from readers: How do you find a bargain house? Answer: It's All About Connections
Meet your neighbors. The best way to find properties is to get to know the people in a particular neighborhood. We get out and walk around and talk to people outside. One day we were driving by a neighbor and waved. He flagged us down to say he was ready to sell. We bought his home that morning.
Meet your bankers. Ask your bank if they have a REO department--real estate owned. Get to know the bankers who work in the REO department and ask them to notify you of new properties. Some banks provide a website with available properties.
Meet your real estate agents. Identify the most active listing agents. Look for agents whose listings sell quickly. Many of these agents consistently list properties low. One of our real estate agents called us from the driveway of a new listing and waited for us to come see the home. We made an offer and bought the house within minutes, for no money down, and had the sellers pay the closing costs.
Tell your friends, family, and co-workers that you buy houses. Our daughter finds us houses by talking to people she meets at the local natural foods store. Our friends give our phone number to home sellers who call us for advice on home selling. If the home seller doesn't accept our offer, I give them home selling tips. Because of this, some have called me back to say they accept our offer when their home needs too much work.
Get to be the expert in a selected area. People will tell you when they want to sell. You have to know the area well to know when you find a bargain house and be ready to close fast.
That's the key--stay finance ready. People love to get out from under their problem house right away. When you have financing pre-arranged, you can really get the best deal because sellers take you seriously.
