Get your real estate investing system down pat. Master the five "F's" and don't leave out an important step.

  1. Fact-finding research - Study your selected area: sales terms, prices, days on market, and conditions of houses.

  2. Finance - Clear up any credit issues and meet the six mortgage requirements for investment property purchase.

  3. Find - You only need to find ONE bargain house to start.

  4. Fix - Learn how to use interior design tricks to fix for less.*

  5. Fortune - Flip or rent for wealth.

You must become an expert in each area to find a bargain, finance property without paying too much in loan costs, fix it up for your target market for either a new home buyer or tenant, and learn how to sell or rent for top dollar.
